How did you get the name Cordelle?
A Cordelle was a late 18th century term of French origin describing ropes and rigging of immense strength used on a Mississippi River Boat. The term was adopted for the name of the company in 1964 by Robert DeForest.

We try to make the process as simple and painless as possible. Will Cordelle build on my home site? Of course, we build on numerous sites throughout Central New York. Bear in mind that when you have your own rural site, you in effect become the developer. “Country living” usually brings extra costs such as a septic system, well, culvert if required, longer driveway and length of electrical service which may impact your budget. Before you buy a home site contact us, we will be glad to give you an unbiased opinion of its value.

What about these build your own home programs I see advertised? Build your own home programs can work well for some people and can be a disaster for others. We are professional builders and not consultants. We will design and build your new home better, faster and within your budget. When you consider the costs associated with the financing of construction, insurances required, tax issues such as 1099s required for sub-contractors and the sweat equity you provide as the builder, we think you will find that we are very competitive when it comes to the price of your new home. In addition, all of our new homes come with the security of a written Limited Warranty to protect your investment. Check to see if the build your own program will provide you with a written warranty or if that will be an extra cost.

What are the tax advantages of home ownership? When you ask Uncle Sam for some of your hard-earned money back every year, you’re entitled to a full reduction of your mortgage interest payments from your annual income. The only limitation to this is that you must be paying a standard mortgage on your first or second home, and not on an investment property.
- Interest is typically weighted heavily at the front end, entitling you to immediate tax breaks!
- Mortgage Points are Deductible! Mortgage Points are assessed to the lender throughout the course of the loan. When you pay these to the lender, they are also deductible from your taxable income.
- City, County and State Taxes are deductible! When the local tax bills paying for your share of city and county services come, again you get to trim these costs off of your taxable income when you submit tax forms to the government.

What kind of warranty do I get with my new home? Your new home comes with a written Limited Warranty from the Central New York Home Builders Association. This warranty warrants to you as the purchaser identified in the contract, a home which has been constructed in a skillful manner, free from material defects for the warranty period. For the first year, the home is warranted to be free from latent defects stemming from defective workmanship or defective materials. For two years from the warranty date the plumbing, electrical, cooling and ventilation systems of the home are warranted to be free of defects that constitute defective installation. Manufactures warrantees on appliances and fixtures are passed through to you as the purchaser. For six years from the warranty date the home will be free from major structural defects that result from defective workmanship, materials or design.

A new home offers the newest features, technologies and requires less maintenance than an older home.
